Business Loan for a Kirana or Retail Shop: What Lenders Actually Look At

A kirana store doing Rs.90 lakh a year in turnover is a substantial business, and it is one of the harder files to fund in Indian retail lending. Having assessed exactly these proposals from inside lending institutions, we can tell you the problem is rarely the business itself. It is that a retail shop generates the kind of evidence lenders find difficult to underwrite: cash sales, rented premises, thin documented margins, and inventory that is hard to value. Almost every one of those obstacles is now addressable, and the shops that get funded are the ones that have addressed them deliberately.

Why retail files are harder than they should be

Four structural issues, and it helps to see them from the credit officer’s side.

Cash sales create an evidence gap. A store where a large share of daily sales is cash has turnover that never touches a bank statement. The owner knows the business does Rs.7.5 lakh a month; the lender can see Rs.3.2 lakh of credits. Underwriting proceeds on what is visible.

Rented premises remove the obvious security and, more importantly, raise a continuity question. A shop operating on an eleven month leave and licence agreement with no registered lease looks precarious to a lender funding a five year term loan.

Inventory is real but hard to secure. Stock in a kirana store is genuine working capital, but it is perishable in part, difficult to verify, and impractical to realise. Banks lend against it through drawing power calculations, which requires stock statements most small retailers have never prepared.

Documentation is often thin. Many shops operate as proprietorships with limited books, GST filed on a composition basis or not at all, and income tax returns that understate the business to minimise tax. The last of these is the most self-defeating, because the same returns are what a lender uses to size a limit.

The three routes that actually work for a shop

Not every product suits a retail counter, and applying for the wrong one wastes weeks.

MUDRA loans are the natural starting point for smaller requirements. The scheme covers non-farm income generating activities including retail trade, across three categories by amount, and is available from banks, small finance banks, and NBFCs. A cash credit or overdraft limit against stock and receivables suits an established shop with reasonable documentation. This is the right structure for a business whose need is working capital rather than a one-time expense, because you pay interest only on what you use.

Guarantee-backed term lending covers requirements above MUDRA limits. RBI’s February 2026 Master Direction bars banks from taking collateral on micro and small enterprise loans up to Rs.20 lakh, which covers a large share of retail requirements outright. What generally does not work well is an unsecured business loan from a fintech lender at 22 to 30 percent taken because it was fast. On a Rs.10 lakh borrowing over three years, the difference between 13 percent and 26 percent is roughly Rs.2.4 lakh in additional interest. Speed is worth paying something for, and it is rarely worth paying that.

Building a fundable file over six months

Five moves, in order of impact, and none requires capital.

Route everything through the business account. All digital collections, all supplier payments, all rent and utilities. A single account that shows the business operating end to end is worth more than any document you can produce.

File GST returns on time if registered, and file income tax returns that reflect the business honestly. A shop declaring Rs.4 lakh of annual income cannot be sanctioned a Rs.15 lakh facility on the strength of a verbal assurance that the real number is higher. The tax saved is smaller than the credit foregone in most cases, and this trade-off deserves an explicit conversation with your CA.

Formalise the premises position. A registered lease of three years or more, or ownership documents where the premises are owned, removes the continuity objection. Where the landlord resists registration, even a longer written agreement with proof of consistent rent payment through the bank helps.

Prepare a simple stock statement monthly. A one page record of closing stock value, receivables, and payables, prepared consistently, is what a cash credit limit is drawn against. Starting it before you apply demonstrates the discipline the facility requires.

Distributor statements showing twelve months of consistent purchases at Rs.5 lakh a month establish turnover independently of your own books, and a supplier confirmation of credit terms extended to you demonstrates that a third party already assesses you as creditworthy. Ask your two largest distributors for a ledger statement and a short letter confirming your account conduct. This costs nothing, takes a week, and in our experience is the most persuasive document a small retailer can add to a file.

Why retail applications get declined

Five reasons account for most rejections, and four of them are fixable before you apply rather than after.

Turnover that cannot be verified is the largest. The gap between declared and observable turnover is the defining problem in retail lending, and it is why the digital collections point above matters more than anything else in this article.

Personal and business money mixed in one account. Where shop collections, household expenses, and family transfers all move through the same account, no reliable business picture can be constructed from it. Separating the two is free and immediate.

Existing borrowings from multiple small lenders. A shop servicing three fintech loans and a gold loan reads as stressed regardless of turnover, and consolidating before applying presents a materially cleaner file.

Bureau history of the proprietor. In a proprietorship, the owner’s personal credit record is the business’s credit record. Personal card defaults or a settled loan from years ago will surface, and a settled entry can act as a hard decline rule at some lenders independent of the score.

Business vintage below the lender’s threshold. Most lenders want two to three years of operation with filed returns. A shop open eight months is a MUDRA Shishu or PMEGP case, not a cash credit case, and applying for the latter produces a decline that costs an enquiry.

What to do with the money, and what it costs

Be specific about purpose, because a vague requirement gets a conservative sanction.

Inventory expansion ahead of a season is a strong case, since the repayment source is identifiable. Festive stocking for a kirana or apparel store is a classic and well understood use.

Store expansion or renovation is fundable as a term loan, but the case must connect the spend to additional revenue rather than presenting it as an upgrade.

Equipment such as refrigeration, billing systems, or shelving is straightforward term lending against an identifiable asset.

Refinancing expensive existing debt is legitimate and frequently the highest return use, particularly where the shop is servicing fintech borrowings at high rates.

The practical next step is to check what share of your shop’s collections currently arrives digitally into a business account rather than as cash or into a personal account. If it is below half, that ratio is the single biggest constraint on what any lender can offer you, and improving it costs nothing but takes twelve months to show.
